Sorry, there’s no app for snow removal in Communities… But there is a snow removal plan.

Below are a few things to keep in mind when creating a snow removal plan.

  1. Set a snow fall trigger. A trigger is a snow fall threshold such as 2 inches. Vendors use this trigger to know when to mobilize and start their snow removal obligations. Triggers should be based on cost and community needs. They also happen to establish your community’s place on the vendors priority list. For example, if your snow fall trigger is 3 inches or more, you’re more likely to be lower on that priority list.

  2. Create a snow map. Select areas for snow piles that have adequate drainage so the melting snow has somewhere to go. Identify areas such as sidewalks or parking lots that are prone to ice build up and use extra ice melt.

  3. Communicate with Owners. Set expectations. Post your snow plan and map online for owners to review.

  4. Review your snow liability. Is your snow removal contract compliant with the Colorado Snow Removal Service Liability Act? Check with your vendor and consider having your attorney review the contract. And its always a good idea to review your insurance policy with your agent to ensure the community is properly insured when it comes to snow.
